Finance Manager

Tim Horton is Southwest Value Partner’s Managing Director of the firm’s national hospitality investments. Mr. Horton has management and operations responsibility over the firm’s hospitality portfolio, sources, evaluates, and executes upon hospitality asset acquisitions and dispositions.

Prior to joining Southwest Value Partners, Mr. Horton was the Chief Operating Officer for Dimension Hospitality. Mr. Horton has 31 years of hospitality industry experience. Under his leadership, Dimension Hospitality grew from managing 47 hotels generating $252 million in revenue to managing 80 hotels generating $925 million in revenue.

Mr. Horton is a graduate of Northwestern State University and holds a degree in Business Administration. He holds a Hospitality Leadership Certificate from Cornell University and is a Certified Hotel Administrator. Mr. Horton currently serves on Advisory Boards for Marriott International, Hyatt Hotels Corporation, and the Operations Council for Hilton.

MaryGrace McCaffrey is a distinguished hospitality professional with over 35 years of experience, Alpha Hotels and Resorts including Sales, Marketing, Revenue and Distribution. Her career spans key roles at industry giants like Interstate, Starwood, and Marriott, with experience at renowned convention and resort properties. In her 16 years of senior corporate leadership, she played a pivotal role in shaping the Sales and Revenue disciplines at HEI. At Dimension Hospitality, as Executive VP, she managed services for a diverse portfolio of 80 hotels.

Beyond her hospitality career, MaryGrace is a passionate advocate for People with Intellectual and Developmental Disabilities. Her commitment to human rights and inclusion earned her the “Unsung Hero” award from Opportunity Works in 2017. She’s also an advocate for neurodiversity hiring practices, sharing her insights at BiTec 2023. With extensive experience and a commitment to excellence, MaryGrace embodies leadership and compassion in hospitality.

Michael Hildum brings an award-winning mindset to his role as the Executive Vice President of Operations with Alpha Hotels & Resorts. With over 30 years of experience working with major hospitality brands such as Marriott, Hilton, Hyatt, and IHG, Michael has successfully led his teams with loyalty and a winning spirit.

Michael spearheads the day-to-day operations at Alpha Hotels & Resorts, including revenue generation, business planning, recruitment, budgeting, and company culture. Prior to this role, Michael served as the Senior Vice President of Operations at Dimension Hospitality, where he supervised four regional vice presidents, overseeing nearly 80 hotels with $900+ million in annualized revenue. Before working at Dimension, Michael was the Regional Vice President of Operations with White Lodging.

As a testament to his dynamic leadership, Dimension Hospitality was ranked #1 in Guest Satisfaction by the J.D. Power 2023 North America Third-Party Hotel Management Guest Satisfaction Benchmark. He has also earned several other awards, including the White Lodging Excalibur Award, the Marriott Silver Circle Award, and the Hyatt Select Hotels Group Hotel of the Year.

A native of Portland, Oregon, Michael moved to Texas at a young age and has resided there ever since. He received his bachelor’s degree in business administration and marketing from Texas A&M University. When he’s not busy working, Michael enjoys spending time with his family, traveling, hiking, and cheering on his Aggies from his alma mater, Texas A&M University. He is also a dedicated team manager for his daughter’s soccer team.

John is a family man with a small family and native of Alexandria, Virginia and a graduate of the University of Nebraska, Lincoln, with a BA. He earned his Master in Business Administration (MBA), with an emphasis in Accounting and Certified Management Account (CMA) from the University of Colorado / Colorado Technical University, Colorado Springs in 2008.

He has held multiple positions developing an operational and financial background. From his time in the US Navy through his most recent role as Senior Vice President of Finance & Technology at Crescent Hotels & Resorts. Those skills were developed and utilized over thirty plus years in both large, Fortune 50 company and small Technology start-ups.
 
John is also a retired service veteran who earned multiple personal and campaign awards after multiple combat tours, including a Bronze Star.

Matt Owens is the Senior Vice President of Human Resources for HM Alpha Hotels & Resorts, bringing 25 years of experience leading the HR function in talent acquisition, HRIS, compensation/payroll/benefit administration, employee relations, talent management, and employee engagement.

Matt was previously the SVP of HR for Turnberry, a private real estate company based in South Florida where he was the team leader for two hotel acquisitions in 2022. Prior, Matt spent 19 years with Marriott International, Inc. as Director of Human Resources across The Ritz-Carlton, JW Marriott, Renaissance, and Marriott brands in San Francisco, Sonoma, Washington, D.C, Sarasota, and Nashville.

Matt has a BBA in HR Management from James Madison University and an MBA from The George Washington University. He a Senior Certified Professional (SCP) from The Society of Human Resource Management (SHRM). Matt recently relocated back to Nashville with his wife and two children.

With over 28 years of hospitality experience, Tobias is a seasoned professional known for his leadership in food and beverage. He served as Vice President of Food and Beverage at Dimension Hospitality, overseeing a diverse portfolio of properties across the country. Tobias is a visionary, involved in concept design, menu development, and operational
excellence. He emphasizes customer engagement, financial growth, and associate retention, forging invaluable partnerships and crafting unique culinary experiences.

His illustrious journey includes a significant tenure at Omni Hotel Corporation, where he orchestrated the successful reopening and renovation of the Omni Barton Creek Resort and Spa, achieving impressive revenue milestones. His Omni career also encompassed leadership roles, including Director of F&B at Omni Orlando Resort at Championsgate, and culminating in an Area Director position overseeing 30 properties.

Tobias’ impressive career also includes roles with Loews Hotels and The Ritz-Carlton Hotel Company, where he received numerous awards and culinary accolades. A Hawaii and Colorado native, Tobias holds a Food Science Degree from Johnson and Wales University in Providence Rhode Island. He continues to shape the hospitality landscape with his innovation, dedication, and ability to elevate the guest experience.

Carlene is a seasoned marketing executive with over 25 years of experience driving growth and brand visibility for hospitality organizations. As a contributor to both Marriott’s and Hilton’s Digital Advisory Boards, she has a proven track record in executing integrated digital and marketing strategies, leveraging data-driven insights and brand resources to optimize campaign performance. In her previous role, Carlene successfully managed the digital strategy for a portfolio of 80 hotels, built and mentored a team and led the company’s PR efforts.

A salesperson at heart, she takes pride in her role as part of the revenue generation team and collaborates with Revenue Management and Sales to support the hotels’ needs. Carlene is also a Certified Hospitality Digital Marketer within the HSMAI organization. Recently recognized within Hotel Management Magazine’s Forty over 40 industry leaders, her passion for digital marketing solutions and mentoring others drives her success and satisfaction. Outside of work, she enjoys time with her husband, 2 daughters and their chocolate lab, Harley.

Gill Lapeire leads the Sales and Marketing efforts for HM Alpha Hotels and Resorts. He is responsible for setting the topline strategy for his hotels and achieving revenue targets. He has over 20 years’ experience in hospitality Operations & Sales and a demonstrated track record of performance excellence.

Before joining Southwest Value Partners, Gill spent 5 years with Dimension Hospitality, successfully navigating his portfolio of Full Service hotels through the pandemic, 4 years overseeing 203 hotels with Extended Stay America, and 8 years with White Lodging, where he earned the Presidents Award for 4 consecutive years.

Gill values accountability, stick-to-itiveness, self-awareness, and collaboration and believes that great people and great teams will always achieve exceptional results. To maintain his optimistic spirit, Gill spends time hiking and bird watching.

Matthew loves hospitality and brings deep finance experience from his last roles including Corporate Vice President of Accounting for Spire Hospitality, Assistant Chief Financial Officer for Dimension Hospitality, and Regional Vice President of Finance for Caesars Entertainment. He has an advanced certificate in Strategy Execution from Harvard Business School Online and a Masters in Economics from Texas A&M. He is currently pursuing a Masters in Theology at the University of Dallas. Outside of work, Matthew enjoys traveling, reading, and supporting his local church community while spending time with his wife and son.

Treana Armstrong has over 12 years of experience spanning the hospitality, telecommunications, and medical spa industries and brings a wealth of knowledge and expertise to her role. She holds a Bachelor of Arts degree from UNC Charlotte and a Master of Science in Information Technology from NC A&T State University. Known for her strategic thinking and innovative approach, Treana is passionate about driving technological advancements and enhancing operational efficiencies. Outside of her professional life, Treana is an avid traveler and a devoted foodie, always eager to explore new cultures and cuisines. Her dynamic leadership style and commitment to excellence make her a valuable asset to HM Alpha’s executive team.

Julie brings her extensive experience to us as Corporate Director of Sales and Marketing. She boasts a well-rounded background, honed during her time as Regional DOS for Hotel Acquisitions at a large management company where she navigated diverse challenges and solutions across various geographic markets and hotel brands. Previously, Julie had a similar role in the industry where she executed project work and filled DOS vacancies gaining additional expertise. Her unique background and the changed landscape of business travel led to the creation of this critical role.

For two RFP seasons now, her primary responsibility has been to shepherd the majority of our hotels to pricing and acquisition success in the Business Travel segment. As buying conditions continue to change and brands evolve their approach, it is crucial to have a subject matter expert to navigate the ever-evolving environment of booking tools, analytics, pricing strategy and account relations. Julie has consistently delivered strong results and will continue to do so by nurturing GSO and customer relationships, identifying new business opportunities, and executing strategic account plans, in close collaboration with Sales and Revenue Management leadership, to drive RevPar. Based in Fort Lauderdale, Julie enjoys daily yoga classes and time with her adorable dog Gigi.

Cody is a financial executive with over 18 years of experience, including roles as CFO and Controller. He has an MBA from Arkansas State University and a finance degree from the University of Mississippi. Cody excels in developing financial strategies, optimizing performance, and implementing scalable systems to drive efficiency and growth. In his current role, he manages treasury and purchasing while overseeing key financial platforms. He focuses on creating policies that enhance operations and ensure long-term stability. Outside work, Cody and his wife are avid Ole Miss Rebels fans, enjoy attending their sons’ sports events, and love traveling to tropical islands as a family.

Ethan Reily is the Director of Insurance, Risk Management and Compliance. Ethan has successfully navigated and led insurance renewals for complex real estate entities, implemented robust health and safety programs, and created valuable KPI’s that have led to the financial and occupational success of different organizations.

Ethan attended the University of North Texas, obtaining a bachelor’s in criminal justice. He also has a master’s degree in national security from the American Military University. After college, Ethan pursued a career in Hospitality working for different hotel brands, such as Hyatt, Marriott and others. Ethan also has experience overseeing risk management and emergency operations for National Parks. In his free time, Ethan enjoys traveling to different countries, hiking, cooking and playing music. He is also passionate about being a custom woodworker.

With over 23 years of dedicated experience in Hospitality Revenue Management, data analysis, and operations support, Angie brings a wealth of expertise and insight to the industry. Based in San Antonio, TX, Angie has consistently driven revenue growth and operational efficiency across various hospitality sectors.

Throughout Angie’s career, she has leveraged her deep understanding of market trends and analytical skills to optimize pricing strategies, maximize profitability, and streamline operations for leading hospitality brands. Her strategic approach and meticulous attention to detail have consistently delivered measurable results, positioning her as a trusted leader in revenue management.

Beyond her professional accomplishments, Angie prioritizes family and community. She resides in San Antonio with their spouse and are proud parents to 6 active teenage daughters. This commitment to balancing professional excellence with family values underscores Angie’s holistic approach to life and work.

Carlos Gallegos is a dedicated and innovative Regional Revenue Manager for HM Alpha Hotels & Resorts, leveraging years of expertise in hospitality revenue management and financial analysis. Based in San Diego, Carlos oversees strategic pricing and forecasting for a portfolio of hotels, ensuring market competitiveness and revenue growth. His meticulous attention to detail and ability to adapt to dynamic market trends have consistently delivered measurable results.

When he’s not analyzing market trends or collaborating with hotel teams, Carlos enjoys staying active through tennis and golf, as well as exploring the natural beauty of Southern California.

Cheryl is a seasoned professional with an impressive 35 years of experience, including 23 years specializing in revenue management. She began her career in operations, dedicating the first 12 years to honing her skills before transitioning to revenue management.
Cheryl oversees revenue management for the very first hotel she worked at in 1989, The DoubleTree Raleigh-Durham, showcasing her long-standing commitment to excellence in the field. Throughout her career, she has worked on task forces in revenue management
in 10 major markets. Known affectionately as “the human calculator,” Cheryl possesses a remarkable analytical nature that allows her to interpret data and forecast trends effectively. Her strategic insights have consistently driven profitability and growth
for the hotels she supports.

Working remotely from her home in NC, where she has lived for 28 years with her two beloved fur babies, Cheryl balances her professional life with her personal passions. In her spare time, she enjoys RV camping, gardening, and homesteading, as well
as raising her eight hens for fresh eggs.

Amberly Putz is the new Talent Acquisition Manager at HM Alpha. She has experience working in the transportation and hospitality industries. She attended Iowa State University where she received her Bachelors of Science degree in Hospitality Management. She is also certified as a SHRM-CP, showing her commitment to excellence in HR practices.

Amberly excels in building and managing high-performing teams within fast-paced environments. Her expertise lies in identifying and recruiting top talent, ensuring that organizations thrive with the right people in place. She’s dedicated to building a strong team by finding the best candidates for HM Alpha and is enthusiastic about embarking on her new role! Her outgoing personality also enhances her effectiveness in this role, fostering strong relationships and a positive team dynamic. When she’s not working, Amberly enjoys traveling and exploring new destinations. She also prioritizes quality time with family and friends.

With over 10 years of experience in the hospitality industry, Katie has built a career centered on creating exceptional guest experiences and driving operational excellence. She studied Hospitality Management and Ethical Leadership at Oklahoma State University. Beginning in Rooms Operations and advancing to her current role as Talent Development Manager, Katie has worked with renowned establishments including Walt Disney World Resorts, Omni Hotels and Resorts, and JW Marriott Nashville.

These experiences allowed her to gain expertise in luxury guest services, team leadership, and employee development. Known for a warm, service-first approach, Katie has successfully led high-performing teams, increased guest satisfaction scores, and implemented innovative service strategies.

Outside of work, Katie is deeply committed to her community. She actively volunteers with HopeKids, Gilda’s Club, and Nashville Wine Auction—organizations dedicated to supporting individuals and families affected by cancer in Middle Tennessee. Her dedication to service reflects her belief in the power of connection and compassion.

Belle is a dedicated Human Resource Professional, who brings over 14 years of expertise in HR, Payroll & Benefits across diverse industries including manufacturing, construction, and logistics, and is excited to contribute her skills the HM Alpha team. Most recently, she served as the Employee Engagement Manager for the iconic Louisville Slugger (Baseball Bat) Museum. Belle holds a B.A. in Accounting from Texas State University (TSU), as well as a B.A. in Human Resource Management and a minor in Data Analytics from Indiana University – Kelly Business School.

Her skills lie in enhancing employee engagement, streamlining HR processes, and ensuring regulatory compliance, with a focus on developing and implementing effective HR strategies that drive positive organizational outcomes. Belle is most passionate about collaborating with others to optimize processes and create a smooth, positive employee experience.

When she’s not focused on HR, Belle calls Clermont, KY, home with her husband Gary and their lively family of four children – three sons and one daughter. Their household also includes a furry crew of three dogs and two cats. Belle enjoys a variety of hobbies, including sewing, cooking, baking, and getting lost in a good book. The family shares a love for the outdoors, often found gardening or picnicking at the nearby nature reserve.

Jazmin joins us with over nine years of extensive digital marketing experience offering an innovative approach to social media, event campaigns and activations, and photography, skills honed during her time as Social Media Manager at Davidson Hospitality Group . She gained recognition for spearheading their in-house social media agency through its inception and evolution. Her out-of-the-box thinking earned her an Innovation and Creativity award and a Performance and Productivity award from Robbins Brothers, one of her previous employers.

Jazmin’s passion for the food and beverage sector shines through, backed by a culinary arts degree from Le Cordon Bleu in Pasadena, CA. Although she isn’t cooking professionally anymore, she genuinely enjoys cooking and baking as hobbies. Fitness is a big part of Jazmin’s life, as evidenced by her incredible 17-mile hike through part of the Grand Canyon in just one day. She is also a dedicated yoga practitioner. Jazmin and her husband, Brent, are proud dog parents to a seven-year-old Australian cattle dog named Cowboy. They are also parents to two humans named Cooper and Kinsley, and all live in Altadena, CA.

Courtney is a dynamic marketing leader, known for being creative, energetic, and organized. In her most recent role at White Lodging, she oversaw digital marketing strategy for a portfolio of hotels including Marriott, Hilton, Hyatt, and IHG brands. She will be leveraging her expertise to enhance our online presence, optimize our digital campaigns, and partner closely with our sales teams and revenue management for cohesive execution.
 
At her core, Courtney is passionate about hospitality, driven by a love of connecting people to places and fostering memorable stays. Outside of work, she enjoys traveling, trying new foods, and spending quality time with her family and friends.

Devon is a strategic and data-driven leader who is a self-proclaimed “odd combination” that loves working with both people and numbers. He holds a Master of Science in Business Analytics from the University of Notre Dame and a Bachelor of Science in Organizational Communication from Middle Tennessee State University.

Devon has extensive experience working within market research and analytics consulting, and is known for building trusting relationships and simplifying complex concepts. During his career, he has worked with executives at Fortune 500 organizations across a variety of industries to deliver sustainable, impactful value through innovative solutions and actionable insights.

Kyle is a seasoned data professional with over 11 years of experience in analytical roles across various industries. He holds a Bachelor’s degree in Business Administration with a focus on Accounting from the University of Massachusetts – Amherst. As a certified Power BI Analyst Associate and Six Sigma Green Belt, Kyle leverages advanced analytical tools and process improvement techniques to help organizations utilize data for strategic success. His passion for analytics drives him to tackle challenges and streamline processes for informed decision-making. Outside of work, Kyle enjoys traveling, watching sports, attending concerts, and trying new restaurants.

Paul brings nearly 20 years of hotel operations experience, starting his career with Starwood Hotels & Resorts in New York City.  He attended New York University for Hospitality Management.  During those 20 years, Paul has worked in 10 different states. In addition to hotel finance, Paul is also working on a certification as an IRS Enrolled Agent. He enjoys supporting the community and has volunteered with the New York Red Cross and the Florida State Guard.

Paul Hanson first joined HM Alpha as a task force contractor in 2024. Since then, he has assisted the DoubleTree Charlotte NC, Westin La Paloma AZ, Hilton Indianapolis IN, and Hilton Scottsdale AZ with finance leadership coverage and support.  Paul is based in our Nashville office and will continue supporting the hotels as well as other corporate initiatives. 

He loves playing and watching baseball (especially the New York Mets), amateur radio, numismatics (coin collecting), public speaking, distance running (2009 New York City Marathon), and bicycling.
